This is one of the largest ever planning applications (if not the largest to date) to go directly to An Bord Pleanala under the new Strategic Housing Development on lands in Clongriffin. The subject lands form part of a wider masterplan development proposal for Clongriffin which provides for a total of 1,950 residential units and c.22,727.5 sq.m. of commercial development across 15 no. blocks. The masterplan lands are divided into three separate planning applications, in accordance with the legislative provisions of the SHD process, such that two of which are SHD applications (Clongriffin SHD 1Clongriffin SHD 1Clongriffin SHD 1 and Clongriffin SHD 2Clongriffin SHD 2Clongriffin SHD 2) whilst the third application is being lodged to Dublin City Council under Section 34 of the Planning and Development Act, 2000 (as amended).
The entire masterplan lands are being assessed within one Environmental Impact Assessment Report (EIAR) and within one Appropriate Assessment Screening Report. A tremendous amount of work has gone into this planning application over the last 18 months with a talented design team of planners, architects, engineers, landscape architects and many more.
